Sublease ScenarioIn this example two sublease scenarios are being compared:
The first reports show the analysis for subleasing at $20/sf and the second set of reports show the comparison between subleasing at $20/sf and waiting 5 months to achieve a higher rental rate of $21.50/sf. In this particular case, after the scenarios were compared (see Mgmt Summary & Annual Totals), the difference was calculated using LseMod's Calculate Totals command. Dynamically linked - if a change is made to one property - the Management Summary is automatically updated. In our experience, in subleasing the key economics are cost recovery in pure dollars and the amount of money returned based on our cost, e.g. getting back $.30 on a dollar of cost. These metrics are shown on the Financial Summary for each scenario. Additionally, LseMod provides you the option of including additional costs, or income in your analysis, such as furniture rental.
