LseMod Features - Detailed Explanations

In general, all features apply to all programs. Click to see a list of Silver Series, Gold Series, and Specialty Programs.

Complete Suite of Products - LseMod is the only company (to our knowledge) that offers a full suite of products from a basic Cash Flow analysis (LseMod Tenant Rep) to international analysis including GAAP rent and Capital vs. Operating Lease tests. We have programs for Lease vs. Buy (LseMod Buy and LseMod Purchase) as well as LseMod Sale Leaseback. We even have a space needs analysis program (SpacePro® ). You only need to purchase the program(s) that have the features you want and since the user interface is similar in all programs, learn one program and you will virtually know how to use all the others!

Specialized programs, e.g. LseMod Sublease and LseMod Landlord, make it easy to create the right kind of analysis without the need to tweak/force a spreadsheet to do something it was not designed to do. For instance, Sublease returns the savings on the dollar (getting back 72% of the cost) and Landlord returns the NOI (net operating income) and IRR.

Compare side-by-side over 500 variables - LseMod let's you compare multiple variables between deals. Use our defaults, or point & click to add or delete variables. You can easily create reports that have the appropriate level of detail for different clients. Files are dynamically linked so changing one file automatically updates the other files saving you time and the worry about remembering to update other files. Additionally you can add or subtract costs to get totals and differences, either in the Management Summary or Annually showing the total/difference by year.

Pizzazz and Flash - Color (or create your own custom colors, or print in black & white) pictures, logos, floor plans, highlight sections, bold - we give you lots of options, just point & click. Check out our reports, you will see some of what can be done to add pizzazz to a spreadsheet and make you proud to be presenting these kinds of reports and graphs. In our email program you can add logos, pictures, even floor plans to the table of contents.

Comprehensive - Include as much, or as little detail as you want. Compare Occupancy Costs or just do a rent comparison, LseMod let's you easily choose what you want to include.

LseMod is extremely comprehensive. Users can include parking (reserved & unreserved, adjust for months of free parking), moving, security deposit, storage rent, and many other categories that are user defined. Or, just do the basics - rent, term, square footage (see the item above titled Do as much or as little as YOU want).

It's not just the rent, it's the occupancy cost! Consequently, LseMod has input sections for costs such as restoration, buyouts of the current lease, or other monthly costs such as copier rental, security monitoring, etc. Operating expenses such as Tenant Electric, Janitorial, or after hours HVAC can be easily included. And, there is even the ability to adjust ongoing costs, e.g. building maintenance and repairs, as necessary on a monthly basis.

Infrastructure costs such as legal fees, consultants or even the cost of in-house staff time can be included. In the Gold Series you can include depreciation carry-over and depreciation write-offs, and even the ability to tweak the carry-over on a monthly basis if necessary. In your next analysis, compare not just the rent, but also the Occupancy Cost between alternatives.

Do as much, or as little as YOU want - Typically, the ONLY required data entry is the rent, the square footage, and the lease term, everything else is optional at the user's discretion! Point & click and unused line items (e.g. parking, moving, etc.) can be hidden. Text on the assumptions printouts can also be either hidden or removed from the printout, e.g. annuity rent calculations.

Email - Every LseMod program comes with our proprietary email commands that allow you to xtract reports and graphs and put them in a separate file that can be sent as an attachment. All the person getting the file needs is a copy of Excel. A Table of Contents is automatically included and users have the choice of protecting/locking from changes the file. Multiple (unlimited) properties can be included in one email attachment. Additionally logos, pictures, and even floor plans can be included on the Table of Contents page. The email command is a part of all LseMod programs, at no additional cost!

Calculate Totals/Differences  -  When comparing properties or evaluating a scenario, it is nice to be able to calculate differences and totals. LseMod does that for you, either in the Management Summary or on an annual basis. Point & click, LseMod will do the rest.

Totals can be created and then differences between the totals compared. Since the files are dynamically linked, whenever a change is made to one file, the other files are automatically updated. Consequently, you do not need to worry about forgetting to update your other files.

Protect/unprotect - No spreadsheet can meet every conceivable need so we give you the ability to unprotect, i.e. unlock, LseMod so you can change wording or make adjustments if necessary. The core formulas are not changed and by having the ability to unprotect the program, users can make adjustments/tweaks for unique situations.

NPV - The Net Present Value can be calculated based on a beginning of month payment (when rent is paid), end of month payment, or on an annual basis. Don't need the NPV, point & click to hide the row showing the value! NPV's for Base Rent, Gross Rent, and the Occupancy Cost are calculated as well as the Annuity Cost. (Note: Annuity calculations are not included in all programs).

Programs with International capabilities, e.g. LseMod Pro, etc., have the option of using quarterly NPV and the option to set the start month of the quarter, e.g. quarter starts in December (perfect for quarterly rent payments in the UK!).

Training/Help - LseMod includes The Lease Wizard, which is training, and refresher guide that will walk users though a detailed occupancy cost analysis with step-by-step instructions. Additionally we have training videos accessible over the Internet, a help file, and even a Quick Reference Guide to help you. Free training over the Internet is also part of what you get when you purchase LseMod and we are available 24/7, 365 days a year!

Easy to Use - We have worked with specialists to make LseMod easy to use. Multiple ways to do data entry include a Basic Analysis (quick & dirty, just fill in the form), to our Lease Wizard (a training and refresher that walks you through a detailed analysis step-by-step) to the Experienced User option. We take advantage of Excel; however, you do NOT need to know Excel to use LseMod. Drop down menus make printing, emailing, and navigation commands as well as multiple options to modify and tweak reports just a click away!

EBITDA, P&L Impact, Before Tax and After Tax costs & NPV - The Silver Series is Cash Flow only (e.g. LseMod Tenant Rep, LseMod Sublease), whereas the Gold Series programs (e.g. LseMod Pro, Sale Leaseback) include Cash Flow, EBITDA, the P&L impact, and before and after tax calculations. Our lease vs. buy programs (LseMod Buy, Condo, and Purchase) also include before and after tax calculations. Designed for Corporate Real Estate Managers, LseMod is a world-class process improvement that will take an organization to the next level.

International Module - LseMod Pro, Purchase, and Sale Leaseback include an international module so costs can be entered in the local currency and measurement (e.g. sq. meters, tsubo's, etc.) with summary reports in US dollars and square feet. Multiple properties, alternatives, and scenarios can be compared in the local currency or in US $. User defined exchange rate. We have even created a Rent Review calculator to simply calculating rents subject to review.

Compare Deal Points and Other Factors - Deal points such as base year, starting rent, type of lease, construction financing, project costs, etc. can be compared side-by-side in the Management Summary. Additionally, sometimes (frequently) cost is not the only consideration when choosing a property. LseMod lets you compare side-by-side such factors as class of building, renewals, expansions, etc. In LseMod Industrial you can also compare column spacing, clear height, number of dock high doors, etc.

Rent - LseMod provides the user a choice of entering rent on a $/sf/year or /month basis. So you do not need to calculate costs, enter them in the same format you get them from a landlord (international can be entered in local currency & measurement). We have provided formulas for standard increases that can be easily changed to meet virtually any need. We also have a "tweak sheet" where the rent, and many other costs!, can be adjusted on a monthly basis. Our Gold series includes the option of showing rent on a Cash Flow, Effective, or GAAP basis. For international analysis, we have even included a rent review calculator so if there is a 5-year rent review, you can adjust the percentage rent increase for each year to calculate the new rent.

Operating Expenses & Real Estate Taxes - From NNN to Full Service, or any where in between (including a mid-term abatement) LseMod can handle it. Taxes can be shown separately, timing of increases and pass-through costs easily adjusted, and wording can be easily changed as necessary, e.g. Expense Stop, CAM Costs, etc. Additionally, we also have a "tweak sheet" where the operating expense, taxes, and many other costs!, can be adjusted on a monthly basis. We also have sections for Other Monthly Costs, e.g. storage rent, as well as another input section for Operating Expenses a Tenant Pays Directly, e.g. Tenant Electric, after hours HVAC.

Presentations - Every LseMod program includes commands to easily copy reports and graphs that can then be included in Word and PowerPoint documents. Instructions are with the commands and our training videos also show you how to add (and size) reports and graphs for inclusion in Word, PowerPoint and other programs.

TI's and Construction Financing - Tenant Improvement costs including the landlord's TI allowance and construction financing (for all or part of any overage) can be easily included. Calculations can be based on rentable sf or usable sf. Typically the description can be changed, e.g. Paint & Carpet, as well as the square footage being constructed (e.g. 5,000 sf out of 12,000 sf), and the timing of when the cost will be incurred (default is the start of the lease). In LseMod Pro, there are four user-defined categories (e.g. construction, design, demo, other) that can be used as well as a construction management fee. User-defined construction financing options include the amount, the interest rate, and the term. In the Gold Series, Construction Financing can be treated as additional rent or as a loan with the principal and interest shown separately.

An associated feature is the ability to adjust the Project Cost Timing not only for the Tenant Improvements, but for associated costs such as moving, furniture, voice and data too.

Goal Seek - Use our proprietary goal seek to find the rent necessary to meet your goals, just enter the new value (rent, total cost, NPV, etc.) and let LseMod do all the work for you.

Lease vs. Buy - Our lease vs. buy programs include multiple loans (with or without balloon payments), crossover for when buying becomes cheaper than leasing, leasing out all or part of the space, sale-price point of indifference, opportunity cost, IRS 1250 depreciation recapture, and much more. We have done all the work for you!

Tweaks - LseMod includes an Additional Inputs sheet that can be used to tweak costs such as the rent, operating expenses, real estate taxes, etc. on a monthly basis. The ability to easily adjust costs on a monthly basis makes it very easy to accommodate those unique situations that seem to occur in virtually every lease analysis.

Lease year, calendar year, or fiscal year - LseMod gives you the ability to easily show your financial reports based on a Lease Year (e.g. Yr.1, Yr.2 etc.), a Calendar Year (e.g. 2005, 2006, etc.) or a Fiscal Year that can start at any month (e.g. like the Federal Government, FY05 starting Oct. 1, FY06, etc.).

Link to LseMod Landlord - When doing a tenant rep analysis for leasing space, you may want to see the deal from the Landlord's perspective. LseMod Landlord lets you link a lease analysis so whenever you change you tenant rep analysis, the landlord's analysis is automatically updated. Easily see costs from both sides of the table with automatic updates!

Special Taxes - Need to include VAT, GST, a Management Fee on Rent in your analysis? LseMod provides the flexibility to tax any line item, or just as easily all costs. And, there is even the ability to adjust special taxes as necessary on a monthly basis.

Term - LseMod is designed to accommodate any analysis term up to 16 years. If the term is only 63 months, extra years can be easily hidden so they do not show in the reports. Additional, in the Gold series users calculate costs and NPV's up to 65 years!

Annualized cost per sf - in the financial summary costs are shown on a $/sf/year basis and as regular costs. However, what happens if there is a partial year, e.g. leased for 9 months. In LseMod the rent shown on a $/sf/year basis will be the annualized cost, not just the 9 month cost unless the user has chosen in enter rent as $/sf/month, in which case the costs will show as $/sf/month. Presenting partial year costs on an annualized basis simplifies explaining the analysis to others.

User-defined Notes - In LseMod we give you the ability to easily added your comments to the financial reports. The default is two rows of comments, additional rows can be added as easily as point & click so you are not limited in how many comments you can include.

Branding - Easily include your logo, or your clients logo on reports and graphs. You can even create a custom template so your logo is always included.

Excel on Steroids - Once you see how LseMod works, you'll think Excel is on steroids. Our team includes a leading Excel expert (www.add-ins.com) so we have been able to make LseMod very easy to use with drop down menus, multiple navigation alternatives, linked files so changes are automatically updated in all files, and much more. You do NOT need to know Excel to use LseMod just as you do not need to know "html" to use the Internet.

Multiple files open at once - An issue with some other programs is the inability to work on multiple files at once, in their cases, only one file can be open at any given time. In LseMod, multiple files can be open at once so that if you need to make a change to a number of files, all the files can be opened and then the change made, saving you time and frustration.

Files linked - When creating a management summary or evaluating a lease from both the Tenant's and Landlord's perspective, LseMod links the files, meaning when a change is made to one file, other files are automatically updated so you do not need to worry about forgetting to update a related file!

Management Summary - In LseMod you can create a true Management Summary comparing side-by-side over 500 variables, or just compare variables that are important to the end-user. Point & click, costs can be added or subtracted. Other reports show key costs by year including $/sf/year providing you the ability to present alternatives in a multiple formats to an end-user.

Customize Graphs - All graphs in LseMod are unprotected so they can be easily customized for color, format etc. Use our defaults, or point & click to change the items included. We even give you the ability to easily create your own graphs!

Easily hide what is not being used - LseMod is very comprehensive, but sometimes you do not need all that "comprehensiveness". In LseMod point & click to hide costs (e.g. furniture, parking, etc.) that not being used, so you can present a concise report showing just what is required with no need to explain why some costs are not shown.

Free Rent - Free rent can be easily included in an analysis, even partial months, mid-term, or at any other time during the lease.

Partial Term calculations - Ever need to compare leases with different terms. In LseMod you can show the costs and NPV for any part of the term, e.g. 60 months of a 7-year lease so you can compare it to a 5-year lease? Additionally we have graphs that compare the average annual cost and the first year cost, capital if applicable, and the NPV of the average annual cost so getting an apples-to-apples comparison is easy.

Capital vs Operating Lease Test - In LseMod's Gold Series you can easily check if the lease is a capital or operating lease based on the 90% rule. There is no need to do separate calculations on another spreadsheet, you can adjust the numbers as necessary!

GAAP Rent - LseMod's Gold Series includes the ability to show rent charged to the P&L (and EBITDA) based on GAAP or use Effective Rent or just show the rent as straight Cash Flow. Since budgets are based on P&L, end user's can see exactly how costs will be charged to their budget.

GAAP Sublease Analysis - In LseMod's Gold Series you can include the costs for subleasing all or part of the space, and optionally, adjust your P&L (and EBITDA) analysis for the GAAP Loss on Sublease / Accretion Expense. LseMod Sublease and the Gold Series programs also include Profit Sharing, if applicable.

Budget Reports - In LseMod Pro, and Purchase you can compare the proposed costs to a budget so that when you submit a lease for execution, management can easily see how the proposed lease compares to what was budgeted. In LseMod Corporate and Pro there is also a Funding Request Form that can be modified and for obtaining sign-off approvals prior to executing a lease.

Financial Reports - Our reports are second to none. Compare our reports to your or reports from other companies. Which ones are comprehensive, yet flexible, include color, pictures, logos, and can be easily modified to show just what you want/need to show.

Scenarios - Ever done a scenario/consolidation analysis, and then one number changes and you spend hours updating all the related files. LseMod was designed to make scenario analysis easy. Files are linked so change one file, other linked files are automatically updated. Doing "what if" analysis has never been easier!

Annuity Cost Analysis - Need a way to compare properties with different lease terms? Most LseMod programs include an annuity cost analysis, the present value of the cost is determined and then amortized over the term at the discount rate so comparisons can be made based on rent/sf/yr or occupancy cost/sf/yr.

Highlight in yellow, bold text - Point & click and you can highlight and/or bold text so you can easily focus on what's important to you and the end-user.

Print commands - Print commands are pre-programmed, but you can easily override the default settings to create your own custom reports printing on whatever size paper you want to use. LseMod has maximum flexibility to make printing easy for the user.

GAAP Sublease Analysis - In LseMod's Gold Series users can choose to show a sublease either based on cash flow or taking into account GAAP and the write-off of any loss. Wow the finance department!

Lookup commands - Ever make a mistake figuring out the 20th month of a lease for a rent increase? LseMod has lookup commands that you can use to find the date of the 20th month or rent or the pass-through operating costs and taxes for any month in the term. How's that for making you life easier?

Format Options - Costs can be shown as regular numbers, e.g. $143,208 or in thousands, e.g. $143.2. Point & click and you can change the number formats too, e.g. instead of showing a cost as $27.43 you can show it as $27.4329. If an analysis involves large numbers such as $12,548,243, many CFO's prefer to see the cost as $12,548.2 or $12,548 and focus on the big numbers.

Benchmarking - Cost per headcount, cost/workstation, cost/partner can all be easily included in your analysis and compared side-by-side. User defined metrics can be added to the analysis and in the Gold Series, the impact on EPS (earning per share) can also be included.

Earning per Share (EPS) - In the Gold Series users can calculate the impact on the earnings per share (EPS).

Expansion & Subleasing - In the Gold Series users can include an expansion or sublease in the same analysis making it easy to create a phased occupancy analysis. Another kind of analysis that is easily done is a move to new space and sublease the existing space.

End-User input forms - In the Gold Series we have created forms that can be emailed to an end-user for them to enter costs, e.g. infrastructure costs for furniture, voice, data, etc.) and then returned so that a comprehensive detailed occupancy analysis can be completed.
