Lease vs. Lease Programs
Most service providers use LseMod Tenant Rep.
Tenant Rep is a simpler, streamlined version of LseMod Pro. Reports show a Cash Flow analysis; it is easy to explain and easily understood.
If you are an Industrial Broker, then choose LseMod Industrial. LseMod Industrial is designed for industrial tenant rep brokers and allows you to compare not only costs, but key metrics such as Clear Height, number of Dock High doors, Column Spacing, etc. as well as factors such as Renewal Options, Expansion Options, etc.
If you are a Retail Broker, then choose LseMod Retail. LseMod Retail is designed for retail tenant rep brokers and allows you to compare not only costs, but key metrics such as traffic count, median income, population within 1 mile, etc. Rent calculations include multiple options/approaches for percentage rent.
If you are an Economic Development professional then perhaps you are struggling with ways to summarize the benefits (e.g. cost of living, workman’s comp cost) and quantify the economic inducements (e.g. job training credits, tax abatement, etc.). With LseMod Economic Development Comparison, you can create a one-page presentation that compares side-by-side metrics and a comprehensive occupancy cost analysis (including the economic inducements) in a form suitable for senior executive presentations.
Most corporate users use LseMod Pro.
With LseMod Pro you get a P&L report as well as a Cash Flow analysis. The P&L report shows the costs in your fiscal year (e.g., 2003, 2004, or FY02, FY03, etc. You have a choice of using GAAP rules in the analysis to create a financial analysis that is SOX (Sarbanes Oxley) compliant. You can include a detailed listing for construction, furniture, voice, and data. These listings document your assumptions and can be used for capital budgeting.
Additionally, LseMod Pro includes a Project Budget report that can be used to create a budget or compare a budget to a plan.
Pro also include a Funding Request Form that is automatically generated every time an analysis is completed. It can be customized and become the standard form used for management approval prior to signing a lease.
Corporate clients with international properties use LseMod Pro.
In LseMod Pro the International module allows you to enter data in the local currency and measurement (square meters, tsubos, etc.) and produces reports in the local currency as well as a financial summary in any other currency (e.g. US $ using a user-defined exchange rate).
In the Silver Series programs, e.g. LseMod Tenant Rep, costs can be entered in any currency and in square feet or square meters. There is no currency exchange calculation like in LseMod Pro.
Silver
Suite
Designed specifically for brokers and consultants, the Silver Suite consists of LseMod Tenant Rep, Industrial, Buy (lease vs. buy analysis), Landlord, and Sublease. With the Silver Suite you will have the most professional, comprehensive, and leading edge analysis tools at your fingertips. Plus, the savings when compared to purchasing the programs individually are dramatic. Save $1,575 on the total Seat license cost. Save $8,075 on the total Site license cost.
Lease vs. Buy
If you need a Lease vs. Buy analysis then you have two choices, LseMod Buy or LseMod Purchase.
LseMod Buy is a stand alone program that includes in one analysis the leasing costs and the purchase costs. It does not require the linking of any files and includes financing alternatives for the purchase. If parts of the purchased property are to be leased to other parties then, when combined with LseMod Tenant Rep, a one page summary can be created that incorporates all the different revenues and costs.
You will need LseMod Pro and you will need LseMod Purchase.
Purchase includes P&L, EBITDA, and is similar to the calculations in LseMod Pro. The Lease vs. Lease program is used to evaluate the costs of leasing a property. LseMod Purchase includes financing as well as special reports such as the sale analysis. With Purchase you can include the revenue for leasing part of the property without doing a separate analysis. Purchase also has the commands to link the Lease file to the Purchase file and create a summary and graphs that illustrate the comparison.
LseMod Purchase includes the same international module as in LseMod Pro. International purchases or lease vs. buy analysis can be evaluated using the local currency and summarized in US $.
Space
Programming
Before starting a site search it is helpful to know how much space you are looking for, a space needs analysis. SpacePro® provides an approximate space requirement, by year, based on head count, job titles, and support space. Let the end-user review the reports and buy into the Head Count and the Support Space before incurring the time and expense of developing a floor plan or conducting a site search.
If you are a corporate user you may have your own space programming program, or you may be using an architect who has a similar type of program in which case you probably do not need SpacePro®.
SpacePro® is a simple to use analytical tool that you can use to separate yourself from your competitors. You can show yourself to be a integral part of the team, not just a space finder/provider.
Support
Agreements
Annual Support Agreements are available for upgrades and technical support. Historically, upgrades/new releases have averaged once a year. Client ideas and suggestions make up the foundation of what new features will be added. Additionally, as Microsoft® releases new editions of Excel, upgrades are sometimes required.
