We have created some files, more will be added later,
for your use. They are free and you are welcome to send
them to your friends.
Please check back later for more files. Our plan is
to add programs and reports (such as a generic Letter
of Intent) to this page as time permits.
Check back quarterly - our plan is to add at least 1 new calculator at the beginning of each quarter.
Download this Excel file which includes these calculators and much more:
- LseMod UnAmortized Cost / Cancellation Cost Calculator
- With this Excel based calculator you can calculate the Unamortized Cost / Cancellation Cost for any lease taking into account Tenant Improvement dollars, Commission costs, and other Landlord paid costs with an lease term of up to 40 years. Includes a printout of the amortization schedule by month.
- LseMod Lease Term Calculator
- No More Counting on your Fingers! With this Excel based calculator you can determine the end date of a lease based on the start date and the term. Or if you have filled in the term, you can find the date of any particular Lease Month during the term. For instance, if you have a lease that starts July 2004 and runs for 66 months, and you have a rent increase in the 34th month, using the calculator, you will find the 34th month is April 2007.
- LseMod Loan Amortization Calculator
- With this Excel based calculator you can calculate the payments, interest, and principal due for any loan with an amortization term of up to 40 years. Includes a printout of the amortization schedule by month.
- Rentable to Usable and Sq. Ft. to Sq. Meters
- With this Excel based calculator you can determine the Usable Sq.Ft. (or Sq. Meters) given the Rentable and the Factor, or given the Usable and Rentable, determine the Add-on and Loss Factors. OR you can convert square feet to square meters, or visa versa.
- And, there are even more calculators!
- e.g. Cap Rate, Compound % Increases, etc. We keep adding calculators as new ideas are suggested! Send us your ideas after you see what we have already done for you.

Presentation made at the SIOR 2006 Conference by Jim Duport. Starting with types of analyses (e.g Cash Flow and Accrual), then the relationship between SOX (Sarbanes Oxley) and GAAP (Generally Accepted Accounting Principals), the presentation talks about and shows an example of how doing an analysis in GAAP, as required by SOX, differs from a Cash Flow analysis and why it is important. Rules covered include straight-lining of rent, accounting for a landlord's tenant improvement allowance, restoration, subleasing, and when "rent" starts.
