In
the RENT INCREASE
input section use the Fixed Amount Rent Increases AND click on the button
on the far right Click to Start Base Rent.
Enter the Rent in the column to the far right. How to enter rent increases using
the annual rent

IMPORTANT: Once you have entered the rent you MUST click on the button at the bottom, Click to Use Base Rent. It will fill in the values on the left. Overwrite the dates as necessary, or click on the Use lease mo. button to set dates based on the lease month, e.g. last increase starts at the beginning of year 5, month 49.

TIP 1:
If you have a term of fixed increase longer then a10 years, you MUST use the
Additional
Inputs
sheet to adjust for the additional
increases.
TIP 2: In LseMod Pro the dates are based on the anniversary of the Occupancy Date, not the GAAP Term start date.
