How to add Net or Gross Free
Rent
Free Rent
is set in the Rent
Assumptions
input section. Net Free Rent means it applies to the Base Rent only. Gross Free
Rent means it applies to the Base Rent and the pass-through costs for Operating
Expenses and Taxes.
In LseMod
Tenant Rep, Industrial, and Landlord, when you click on the button CLICK to change
or set free rent, the first question is to
choose between Net or Gross free rent.

Another
option,
the one that must be done in LseMod Pro, is to change the timing of when
pass-through costs start. The dates are changed on the Inputs sheet in the
section called Operating Expenses
and Taxes. A
limitation of this option is that it works only if the free rent is in the
beginning of the lease term. If the Gross Free Rent is later in the term, use
the Additional
Inputs
sheet to credit out the pass-through costs in the particular months when there
is Gross Free Rent.
A
third option is to use the Additional
Inputs
sheet to credit out the pass-through costs in the particular months when there
is Gross Free Rent.
CAUTION: If you use the Additional
Inputs
sheet to credit out pass-through costs, you will need to change the credit if
you change the Operating Expenses or Taxes on the Inputs
sheet.
