Assume you have 3 months of free rent at the beginning of the lease
and you want to show the free rent in a separate
year. The standard analysis would like the example
below. How to set the dates so the free
rent shows in separate year from the rest of the
lease

To change when the free rent shows, go to the Lease Term input section and click on the button, Show Special Date Options.

Next, click on the button to the right of Optional – Special Date Adjustment and change the start date to September 2007. Since we have 3 months of free rent, the start date is 3 months later than the lease starts, AND change the year to 1 year earlier, 2007 in this case.

On the Financial Summary, the report will now look like this.

Notice that the NPV and Net Effective Rate have not changed, but “the look” of the report has changed and the free rent is in it’s own year. The pass-through operating expense per year changes because the “year” is changing. In other words, instead of 6/2008 – 5/2009, the years now start in September; however, the total Operating Expenses does not change.
