How to Include Free Rent outside the Lease Term
To show
Free Rent outside the Lease Term it is important to understand that the true
Lease Term INCLUDES the Free Rent. From a legal perspective, the lease starts
with occupancy (or in some cases earlier), whether the tenant is paying rent or
not paying rent.
To show
the Free Rent, make the Lease Term longer so that it includes the free rent
period. The Lease Term is set on the Input sheet in the section called Lease
Term.
Example:
Assume a
5 year lease with 6 months free rent outside the lease term.
The
actual lease term is 5 years and 6 months, so in the lease term input section,
make the term 66 months.
