Getting Started

Welcome to LseMod (pronounced Lease Mod – mod as in model) and Thank You for choosing LseMod for your lease analysis software.

Our mantra is Lease Modeling made easy – Easy to Use, Easy to Understand, Easy to Explain. First written in 1989 for internal use at a Fortune 500 company, first sold in 1996, we have built into LseMod a lot of flexibility for virtually any scenario and many features not found in other Excel programs; however, we are always interested in ways to make our programs better. 2 Programs

In general, when you install LseMod, you will install 2 programs, LseMod and LseSum, e.g. LseMod Tenant Rep and LseSum Tenant Rep.

The LseMod program is used for analyizing each property, meaning for each property, you will create a LseMod file. So, if you have 3 properties, you will have 3 LseMod files. TIP: Save the files as the name of each property, e.g. 1 Main.xls if the property is at 1 Main Street.

The LseSum program is used to created the 1-page Management Summary comparing the different properties. The LseMod files are linked so that whenever you change a LseMod file, the LseSum file will be updated (providing that if the LseSum file is not open, that when you open it, you select Yes to update the links). TIP: When you save a LseSum file, just before the .xls include “sum”, or what we do is also number the file, e.g. sum1, e.g. Client Name sum1.xls.

Learning to Use LseMod

When you purchase LseMod you automatically get 2 hours of personal training over the Internet. In addition, we have training videos you can access at any time on the Internet. Please go to http://www.leasemod.com/downloads/videos/

We recommend at least some personal training, even for experienced financial analysts and experienced Excel users. We can show you shortcuts and things you might not know were there to make your job easier.

Technical Support

When you purchase LseMod, you automatically get 90 days of technical support (from the date of purchase). We offer an annual Support Agreement that included Free Product Upgrades, 24/7 technical support and additional training. If you have a current Support Agreement, technical support is at no charge. If you do not have a Support Agreement, technical support is charged at the then current rate on a per call basis and must be paid at the time of the call with an acceptable credit card.

FYI – The name LseMod came about because when we started selling the program in 1996, you could only have 8 characters in a file name.
