How to change the discount (NPV)
rate for the Concessions Impact
The
discount rate used for the Concessions Impact is found on the Inputs sheet in
the input section Other Factors
& Unit Metrics. The default is the same
discount rate as used for the NPV
calculations.
Why change the discount rate for concessions? Since the concession
impact represents what the rent would be if there were no concessions, e.g. no
free rent, no landlord paid construction costs, the discount rate is a
guess/approximation of the landlord’s cost of money. The landlord’s cost of
money may be different than the tenant’s cost of money, i.e. the tenant’s
discount rate.
