How to create your own templates

The first step is to open a blank LseMod or LseSum file and save it with a new name. The recommendation is to save the file in the LseMod folder, e.g. in the folder LseMod v14.

You can use the LseMod commands to change colors; however, we recommend unprotecting the file (see related topic below) and changing the colors to your preference.

IMPORTANT: In LseSum on the Management Summary Report and the Unit Metrics report, rows 6 and 7 are hidden. Do NOT color in row 6, it is the row where pictures are added and needs to stay as white. Color in rows 3, 4, and 5, and then color in rows 8 and 9 separately. See example below.

To add logos, use the LseMod command from the Tools toolbar listing.

IMPORTANT About Adding Logos: In LseMod, add the logo to the LEFT of year 8 (it’s ok to include year 8) since years 1 – 8 will appear on all reports, i.e. if the term is 5 years, years 1 – 8 will be displayed in order to show the Assumptions. In LseSum, when adding logos on the Annual Costs sheet and the sf Cost sheet, put the logos in column D and to the RIGHT of column D. Column C can/may be expanded if you choose to add pictures to the reports.

In LseMod you might want to include the Analysis Prepared by information. It is in GENERAL INFORMATION on the Inputs sheet.

Other changes you might want to make include the currency and unit of measurement, the discount rate, tax rate (LseMod Pro, Purchase, & Sale Leaseback) and calendar year (Silver Series), the fiscal year (LseMod Pro, Purchase, & Sale Leaseback).

Other options include showing or not showing the Concessions Impact, Net Effective Rate, replacing the Net Effective Rate with the Net Effective Rent (Tenant Rep, Industrial, Landlord only), NPV, NOI (Landlord only), EBITDA and AfterTax values (LseMod Pro only). Use the Modify Reports button on the Reports sheet to show or not show these items. In the case of AfterTax Costs in LseMod Pro, use the button on the far right at the top of the screen.

LseSum

In LseSum, you might want to change the Management Summary report. Again, the recommendation is to unprotect the file and change the colors.

You can use the Hide or Delete a row listing from the Management Summary Modify Reports button; however, if you are deleting a row, the recommendation is to delete the Not Show button first. To delete a button, right click on it, then select Cut.

Add line items to the Management Summary report using the Add Line Items command from the Modify Reports button listing. Optional - To add a Not Show button, just copy one of the other buttons and paste it in the row of the new line item.

Other options include showing or not showing the Net Effective Rate, NPV, NOI (Landlord only), EBITDA and AfterTax values (LseMod Pro only) on the Annual Totals sheet and the sf Cost sheet. Use the Modify Reports button on each sheet to show or not show these items. In the case of AfterTax Costs in LseMod Pro, use the button on the far right at the top of the screen.
